Why is my insurance check less than what my roof will cost?
There are two main deductions from an adjuster’s estimate of your roof replacement cost:
Your Deductible: This is the amount you’re responsible for paying before insurance coverage kicks in.
Betterment or Depreciation: This accounts for the age and condition of your roof.
What is Betterment or Depreciation, RCV, and ACV?
RCV (Replacement Cost Value): The current retail cost to replace your damaged roof.
ACV (Actual Cash Value): The depreciated value of your roof based on its age and condition.
For example, if your roof is in year 10 of a 20-year lifespan and the replacement cost is 10,000,theACVwouldbe10,000,theACVwouldbe5,000 (10/20th of $10,000). The difference between RCV and ACV is the depreciation, which is typically paid after you submit a final invoice.
Is the adjuster’s calculation of my replacement cost final?
No. Adjusters’ estimates can vary, and it’s common for your contractor and adjuster to reconcile differences. At Firehouse Roofing, we’ll work with your adjuster to ensure your estimate is accurate and fair.
What is the bottom-line cost to the homeowner?

Can I reduce my deductible by choosing a cheaper contractor?
No. Your deductible is a fixed amount you must pay, regardless of the contractor you choose. Choosing a cheaper contractor only saves the insurance company money and may reduce the depreciation you receive.
Some contractors offer to “cover my deductible.” Is this proper?
No. Covering a deductible is improper and unethical. A reputable contractor like Firehouse Roofing will never engage in such practices.
Is a sign allowance or referral fee proper?
It can be, but it’s often a disguised way of covering a deductible. To be legitimate, the fee must be the same whether you purchase a roof or not and must be reported as taxable income.
